Summary/Objective The Project Developer – Manages and coordinates all aspects of pre-construction and design for Turn-Key Design-Build Projects from inception to construction hand-off including permitting, land acquisition, farm wide programming, facility layout development, and design development. The Project Developer role is responsible to drive effective customer communication and alignment through the various stages of project development, align internal resources, and effectively partner with external consultants. Above all, the Project Developer is responsible to ensure project alignment with customer expectations and needs, problem solve and own customer’s unique challenges, and drive projects through scope, schedule, and budget development in pre-construction.
Problem solve customer’s needs and invest deeply in learning the customer’s unique industry, and environment.
Coordinate and manage multidisciplinary technical design review teams internally and externally.
Set-up contracts and drive margin to the bottom line through well-defined clarity to the field team
Facilitates and troubleshoots the myriad of problems associated with developing complex systems and management processes to thoroughly understand and meet customer objectives and relay to construction in highly defined scope.
Have ability to operate in high level problem solving and program development space to specific technical challenge resolution and project specific detail development.
Drive various project review and stakeholder management meetings for the pre-construction phase of design-build construction projects.
Drive continuous improvement and value engineering process by leveraging technical skills, internal resources, and key external sub-consultant and subcontractor relationships.
Facilitate internal and external review processes between all stakeholders from conception to design completion of projects.
Manage and drive scope, schedule, and budget development from project initiation to construction hand-off.
Develop budgetary estimates and construction schedule development from Summit historical data and industry knowledge
Drive scope development and detailed documentation from concept to contract signature.
Assists in developing departmental plans, goals, objectives, policies and procedures.
Engage preferred sub-contractors in design-build and cultivate relationships
Drive Buy-Out Process for Key Scopes Requiring Long-Lead or Closure in Pre-Construction Phase

Oversight of management of projects includes directing project related activities of the project team members as necessary.
This job generally operates in office and occasionally on site. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. The employee is occasionally exposed to a variety of extreme conditions at job sites. The noise level in the work environment and job sites can be loud.
Position Type/Expected Hours of Work This position is full time with some weekend work.TravelTravel is primarily local during the business day, although some projects may require more out-of-the-area and overnight travel.
Required Education and Experience
At least four years of experience in engineering design, including at least two years of experience in project management or a related field; or graduation from an accredited university with a degree in construction, engineering, or related field and two years of progressively responsible experience; or any equivalent combination of experience and training that provides the required knowledge, skills and abilities.
